
Blackhorse Mills is Legal & General’s flagship build-to-rent (BTR) development. Built on the site of a former industrial estate, it overlooks the scenic Walthamstow Wetlands. The scheme comprises 479 homes, 11 commercial units, and community spaces for use by the occupants. These include a fully equipped gym and fitness studio, sun lounge area, outdoor pool and private dining rooms.
AJA worked closely with the Contractor and their Architects to develop a detailed and cost efficient acoustic design which achieved sound insulation between dwellings that is at least 5dB better than the building regulations requirements. A particular acoustic challenge included the Gym, where even higher standards of sound insulation were targeted and achieved to the neighbouring dwellings. This involved using acoustically resilient sound insulating ceilings and wall linings along with a lightweight sprung isolated floor to minimise vibration entering the building structure. We also advised on room acoustics and sound insulation in the community spaces and common areas to ensure that excellent acoustic conditions in these areas could be enjoyed by all residents. All of this helped contribute to the development becoming the first BTR scheme to achieve Home Quality Mark status from BRE Global.
We also undertook the pre-completion sound insulation testing for the scheme. Our efficient team worked closely with the Contractor to carry out over 280 individual sound tests around second fix and snagging works in multiple phases. This ensured minimum disruption to other trades and no delay to the timetable.
