Blackhorse Mills is a new flagship development overlooking the scenic Walthamstow Wetlands. Comprising 479 homes, 11 commercial units and community spaces, it includes a gym, sun lounge area, outdoor pool and private dining rooms.
Developed by Legal and General, it has become the first build-to-rent scheme to achieve the prestigious new Home Quality Mark. This innovation from BRE Global provides homeowners with a new and easily recognised guarantee of quality.
Adrian James Acoustics worked closely with the contractor Vistry Partnerships (formerly Galliford Try) and architects Assael. We developed a detailed and cost efficient acoustic design, achieving insulation results between dwellings which were at least 5dB better than standard building regulations.
In particular, the gym required even higher levels of sound insulation and we used acoustically resilient sound insulating ceilings and wall linings, linked to a sprung floor to minimise vibration throughout the building.
Over a period of months we also carried out 280 individual sound insulation tests for the project. Our careful scheduling in planning our visits ensured that there was a minimum of disruption to other trades. There was also no delay to the timetable.
The new development is currently being marketed and has received a considerable amount of interest from potential tenants. It provides much needed accommodation at a very high technical standard and AJA is delighted to have been an integral part of the project’s success.
